After You Visit the Property:
For us to determine your eligibility, you will need to complete Part 2 of the Application online and submit:
1. The CREDIT REVIEW fee(s) of $75.00 per person financially responsible (as described above). This fee will not be collected until you are selected as a tenant.
2. A copy of the Driver's License(s) for each person who will live in the property.
3. Proof of income. Three times the monthly rent is required.
4. Three years' of residential history including contact information.
We will run the credit and background checks and determine your eligibility to lease the property you are interested in.
Income and Credit Verification Process

We check:
Credit Concerns: We do accept lower credit scores, but an increased deposit and/or increased rent may be required.
Income Requirements: Gross income must meet or exceed 3 times the monthly rent to qualify for the property you are interested in. For example, you must have $3,000 gross income (verified) to qualify for $1,000 a month rental. If you need a co-signer on the lease to qualify, then your co-signer will need to complete a separate application and designate himself or herself as the "co-signer" on the application.
What is Verifiable Income? Copies of your last two (2) pay stubs or a letter from your employer on company letterhead will help us determine your income. Sometimes copies of your bank statements or your tax return, W2’s or 1099’s are necessary as well.
Types of Income Include: Child Support, Spousal Support, SSI, Retirement and/or Disability, Wages, Parental Support and Student Financial Aid.
Credit Review Fee(s): The fee is $75 for each person who will be financially responsible on the lease (any person 18 and older that will be held financially responsible for the lease - including cosigners).
For all other adults who WILL NOT be financially responsible, please contact us for a different application that will only cost $15. This is usually used for children who are 18 or older, or elderly parents.

- Background (extent determined by Homeowner Association requirements, if any)
